Sellers Check list for a Smooth Home Inspection.
I understand that many times the inspection process is time sensitive and essential for an espedient closing . That is why I have prepaired this pre-inspection checklist so that I can do the inspection efficiently. First I would like to answer some of the commonly asked questions about the inspection service .
What is a home or building inspection ?
I am a realestate support service that evaluates the overall structure,mechanical and electrical conditions of the building . Including nearly all-visable construction components and evaluate whether these items are still satisfactory and in working condition. Including making notations of items that may need attention to help preserve their long-term integrity. I also give the client helpful advice on general maintenance.
Is this a code Compliance inspection.
No = Many homes were built before codes were ever established . When codes were established , many counties adopted ( enforced ) their own verson of these building codes . It would be impossible to verify the governing code for every time period in every county and make compliance type inspections . I only make recommendations to correct problems , improve efficency and for safety concerns .
Checklist
1 = Conferm that all utilities are on and all pilot flames are ignited .
2 = Provide all kees to doors and access areas .
3 = Make sure that all animals are secured .
4 = Change or clean dirty A/C and heating filters, Clean range exhaust filters if there is a greasy buildup. ( Fire Hazard )
5 = Check smoke detectors for operation .
6 = Free windows that have been painted shut .
7 = Replace damaged weather stripping on exterior doors .
8 = Replace any missing electrical outlet or switch plate covers .
9 = Clean Guttering and down spouts .
10=Trim back any tree limbs that may touch the roof or house walls .
11=Keep foundation vents open ( except when temperatures are below freezing )
12=Have your HVAC system serviced if it has been over a year since the last service .
It is recommended to have a pre-inspection performed for possible damage . Especially to crawlspace areas ,under buildings and in attic areas . Moisture problems and poor ventilation are becomming very common in crawlspace areas under buildings ( Causing damage ) . This is also causing the enviroment for wood eating insects and mold growth . Improper ventilation is attic areas is causing heavy staining from condensation , which sometimes causes damage , mold growth , Poor efficiency , etc .
